Planning approval for 550-home development off Coldharbour Lane

Land East of Coldharbour Lane in Stoke Gifford, Bristol - the site of a proposed 550 dwelling housing development.

Plans for a 550-home development to the east of Coldharbour Lane in Stoke Gifford have been given the go-ahead by members of South Gloucestershire Council’s Development Control (West) Committee.

Approval was granted on Thursday 4th December, subject to a ‘Section 106’ agreement setting out the community facilities, affordable housing and contributions to local education and health services, public transport and cycling facilities that the developer will provide as part of the scheme.

The 37-acre site is one of three strategic housing schemes currently being developed near the University of the West of England (UWE) Frenchay campus, alongside nearby Cheswick Village and the Harry Stoke new neighbourhood.

Full planning permission has been granted for 282 of the 550 homes (phase 1) and outline planning permission for the remainder (phase 2).

Subject to full planning permission being granted, phase 2 will be constructed on the site of UWE’s Car Park 20, which has temporary permission for parking for up to 1,000 vehicles for students/visitors/staff.

As part of its Section 106 agreement, the scheme will include contributions towards 173 primary school places as well as a 30-place nursery.

An on-site community centre, recreational open spaces and contributions to local allotments and library services will also be included, together with contributions of £750,000 to the North Fringe to Hengrove MetroBus scheme and £50,000 to the Frome Valley cycle route.

One-third of the homes on the development will be affordable housing.

Cllr Dave Hockey, chair of the Development Control Committee, said:

“This is an important strategic development for South Gloucestershire that will deliver many of the new homes and infrastructure we will need in the future including, in particular, MetroBus and cycling facilities which are so important in this congested area.”

“I’m pleased that we’ve been able to work positively with the developer to agree a comprehensive package of Section 106 measures and I look forward to seeing work start on site in the coming months.”
